Analysis of the CMMS Operationality of a Public Institution

Currently, the impacts of Industry 4.0 are observed in the construction industry, commonly referred to as Construction 4.0, emerging linked to technological innovations, as it presents a standardized model for smart cities and buildings. As a result, new technologies and applications have been emerging that directly impact building maintenance activities, enabling increased efficiency and productivity in this sector, which reduces the risk of errors, failures and defects by maintenance managers. One of these applications is the use of computerized maintenance management systems (CMMS), which is a software solution designed to simplify building maintenance processes, in addition to improving asset management in organizations. Therefore, this research aims to evaluate the operability of the CMMS implemented in the Court of Auditors of the State of Pernambuco - TCE/PE, called Internal Customer Support Center (CACI). The methodology was based on the proposed software evaluation method, which analyzes system functionalities and activities, namely: registration, general characteristics, documents, maintenance schedule, service order, operation/conservation and reports. As a result, the CACI analysis showed the absence of the operability requirement, which is the ability to have a responsive system and adapt to smartphone screens, as well as not having a scope focused on preventive building maintenance. In addition, it presented only basic functionalities focused on registration, general characteristics, service order and reports, which do not meet all the activities necessary for good maintenance management, being used only for corrective maintenance.
