Abstract

 

The time sharing emerged in Brazil in 1980, despite the lack of existing regulations, the institute developed in some parts of Brazil with greater force, in others not so much. It is a legal relationship that allows several people to become owners of the same property, mobile or immovable. Owners will be guaranteed the right to enjoy the property individually, for predetermined periods and with annual turnover, if so determined in the agreement signed. With the enactment of a specific law for the institute, it is believed that many changes will be brought about, especially in the market, since due to the financial crisis that plagues Brazil, little has been invested in the acquisition of real estate. This article addresses, as a problem, the overcrowding of certain areas and how time sharing can be used to solve it in Brazil. The theme is extremely relevant, since the reduction of preserved spaces is a trend in Brazil, which causes irreparable damage to the biodiversity present in the territory and also the destruction of the country's natural beauty. To this end, the exploratory theoretical method was applied, which allowed the extraction of information from scientific articles, legal texts, monograph and books, in order to prevent mistaken conclusions about the subject being approached. In the end, it was concluded that time sharing regulation will lead to increased commercial property purchase and sale relations, as in other countries, and will ensure the preservation of protected areas, as there will be some decrease in demand for housing. , due to the sharing of the same property by several families.
